First Home Owners Grant.
The First Home Owners Grant is a program which was introduced by the federal government and is administered by each state and territory. It is designed to assist the first home buyer to get into the property market by providing a grant and in some states and territories, concessions on stamp duty.
First Home Owners Grant - State by State
The states and territories of Australia offer different concessions or assistance which are unique to each state. For example Victoria does not offer concessions on stamp duty although there is an additional 3k which the state government offers in addition to the federal first home owners grant. Another example is that of WA where there is up to 2k available through a body called REBA to assist first home owners cover some of the incidental costs incurred whilst purchasing a first home.

Yes, there is an exemption from stamp duty with a limit of $500,000 purchase price |

There are also concessions from $500,000 to $600,000 as well |

Vacant land also with which you will be building a home also have an exemption up to $300,000 and stamp duty concessions from $300,000 up to $450,000 |

Are there any concessions if my partner has previously owned a property but I haven’t? |

Yes, as of the 1st May 2007 a provision has been put in place where there is still a concession available if one of two parties is not entitled the grant. The entitlement to the grant depends on the percentage ownership of the property and must be at least 50% owned by the applicant claiming the grant/concession |

Are there any stamp duty concessions? |

Yes there are stamp duty concessions available to first home owners in QLD and there are three levels of stamp duty depending on the type of purchaser you are. The lower rate of stamp duty is only available to first home owners |

Are there mortgage duty concessions as a first home owner? |
 |
Yes, there are concessions for mortgage duty if you are a first home owner and entitled to the grant. Note – Mortgage duty is due to be abolished by the 1st January 2009 |

The Federal Government Grant is $7,000 |

Are there any stamp duty concessions? |

For the first home owner there are concessions available, the minimum duty payable is $20 and this extends up to a purchase of 310k and between this figure and 390k you pay a concessional rate of stamp duty. Concessions cease once the purchase price exceeds 390k |

There are also concessions when purchasing vacant land and the minimum payable here is $20 up to a purchase price of 172.5k, thereafter a concessional duty applies and all concessions cease for vacant land at 215.4k |

The Federal Government Grant is $7,000 |

Are there any stamp duty concessions? |

Yes there are stamp duty concessions for first home owners. A full concession applies for home ranging up to 80k and thereafter an increasing scale of concession applies up to a maximum of 250k. Above a 250k purchase price there are no concessions available. |

There is an additional grant which first home owners may be entitled to and this is separate to any government grant. This is provided through REBA which is the Real Estate and Business Agents board and is designed to help cover the incidental costs of purchase a home. This scheme is called ‘Home Buyers Assistance Account’. |

Are there any stamp duty concessions? |

Yes there is a full concession of stamp duty up to a property value of 500k and a scaled stamp duty rate from above 500k which ends at a 600k maximum purchase price |

There are also concessions for first home owners who wish to purchase vacant land and a full concession applies up to 300k and partial concession above 300k which ends at 400k |

Yes there are concessions for first home owners up to a maximum of $4,000 where the purchase price is 350k or less |
